Amenity Space definition

Amenity Space means indoor or outdoor space on a lot that is communal and available for use by the occupants of a building on the lot for recreational or social activities.

• For so long as Prime Landlord (or its Affiliate, as applicable) continues to operate the Amenity Space and to the extent expressly consented to by Prime Landlord in Landlord’s Consent, Subtenant shall have the non-exclusive right, in common with Sublandlord and the other tenants and occupants of the Building, to use the Amenity Space.

• Each of Landlord and Tenant shall contribute one-half (1/2) of the total cost of such Amenity Space Improvements (“Amenity Space Cost”) up to the first Fifty Thousand Dollars ($50,000) of such costs; provided that in the event the Amenity Space Cost exceeds $50,000, Tenant shall pay the excess from the Allowance or Tenant’s other funds.

• Any and all requests by Subtenant to use or reserve any portion of the Amenity Space shall be coordinated directly with Prime Landlord (or its Affiliate, as applicable).

• Tenant acknowledges that the size and use of the Amenity Space, if any, is granted at the City’s discretion.

• Subject to the terms of this Section 8, Landlord hereby grants to Tenant the non-exclusive right to use the “Barbeque Amenity Space,” as that term is defined in Section 8.1, below, for the “Barbeque Amenity Use,” as that term is defined in Section 8.2, below, from time to time during the Term, which Barbeque Amenity Space shall, for purposes of this Lease, be deemed to be Common Areas and not part of the Premises.

Amenity Space means indoor or outdoor spaces designed for leisure or recreational activities by the residential occupants of a building;
