Exterior of Premises. The sidewalk, entrance, garage and driveway as well as the lawn shall not be obstructed by the Tenant or used by Tenant for any other purposes than those of ingress and egress from the demised premises. These areas shall remain free from rubbish, ornamentation, or any other personal property of Tenant other than automobiles, bicycles or children’s toys.

Exterior of Premises. The Tenant will keep clean and polished all metal, trim, marble and stonework which are a part of the exterior of the premises, using such materials and methods as the Landlord may direct and if the Tenant shall fail to comply with the provisions of this paragraph, the Landlord may cause such work to be done at the expense of the Tenant.
Exterior of Premises. Except for Xxxxxx's initial construction work, Tenant shall not paint or decorate any part of the exterior of the Premises, display merchandise outside the Premises, or attach or install awnings, signs, equipment or improvements of any kind on the roof or exterior of the building or Premises without Landlord's expressed written permission in each instance in its sole and absolute discretion. GARBAGE, RECYCLING & CLEANING: Tenant shall dispose of all garbage in the refuse containers provided on the property. Recycling is mandatory in Burlington, VT and the responsibility of the Tenant. Please review the garbage & recycling schedule as outlined in xxx.xxxxxxxx.xxx/xxxxxxx.xxx . A recycling bin is provided which is to remain inside the apartment at brought to the curbside once a week. Cleaning of neglected recycling and garbage will be charged to the tenant. The apartment is to be cleaned and maintained to an appropriate standard of showing the apartment for re-rental. If the tenant cannot supply a marketable apartment then the tenant agrees to pay for a cleaning service to provide an apartment quality that is marketable. SIGNS: Tenant agrees that no signs, advertisements, or notices shall be painted or affixed upon any part of the buildings, inside or outside, nor shall anything be suspended outside the building by the Tenant. ANIMALS/ PETS: No animals (or pets) of any kind shall be taken into or kept about the demised premises without prior written permission from the Landlord.

Exterior of Premises. There will be no personal belongings or debris left on the porches or grounds of this building (including bicycles locked to porch railings) Exception: Lawn Furniture neatly stored on porches. There will be no hanging or posting of signs, banners or art on the exterior of the building or displayed in a window or anywhere it can be seen from the street. In the event of violation of this provision, in addition to any other remedies provided in this Lease, the Landlord may remove any banner or personal belongings at the expense of Tenant and without notice to tenant.
Exterior of Premises. Commencing on a date which, in Tenant’s reasonable judgment, is necessary to allow “Tenant’s Signage,” as that term is defined below, to be installed in and fully operational on the first day of the Pre-Occupancy Period, Tenant shall have an ongoing right to install (and replace) the name of Tenant and/or an Affiliate, or an entity designated by Tenant (and, at Tenant’s sole discretion, Tenant’s logo), (“Tenant’s Signage Name”),at Tenant’s sole cost and expense, on the following signage (collectively, “Tenant’s Signage”): (i) a sign in the ground floor elevator bank, and (ii) monument signs on the exterior of the Building, all as further set forth on Exhibit G attached hereto. The installation of Tenant’s Signage shall be subject to all laws and requirements of government authorities with jurisdiction over the Building. Notwithstanding anything to the contrary set forth in the preceding sentence, Tenant shall be entitled to install additional signage in or outside of the Building in the location(s) depicted on Exhibit G, provided that the location, materials and design criteria thereof shall be subject to Landlord’s approval, which shall not be unreasonably withheld or delayed. Tenant, at Tenant’s sole cost and expense, shall obtain all necessary government approvals and permits required for the installation and maintenance of Tenant’s Signage; provided that Landlord shall use commercially reasonable efforts to assist Tenant in obtaining all necessary governmental permits and approvals for Tenant’s Signage. Tenant, at Tenant’s sole cost and expense, shall maintain Tenant’s Signage in a first class manner and in compliance with all applicable laws and regulations, and shall pay the cost of all electricity, if any, consumed in connection with Tenant’s Signage. Upon the expiration or earlier termination of the Lease, Tenant shall remove Tenant’s Signage from the Building and the Premises.
Exterior of Premises. 15. a) Tenant further covenants and agrees not to put any items on the sidewalk or parking lot in the front, rear, or sides of said building or block said sidewalk, and not to do anything that directly or indirectly takes away any of the rights of ingress or egress of light from any other tenant of Landlord or do anything which will, in any way, change the uniform and general design of any property of Landlord of which the Premises hereby leased shall constitute a part. Tenant will also keep the steps to the Premises free and clear of ice, snow and debris.
