Exterior Materials. Buildings within a development shall have a mix of complementary exterior materials to avoid all buildings looking the same. Either the city council will appoint a design review committee, or the planning commission and city council will approve all exterior building materials and building elevations. All exterior materials shall be suitable for the climate and exposure in which the development is located and shall, to the greatest extent possible, be maintenance free. Primarily durable materials including stucco, brick, fiber cement, decorative block or other high-grade materials as approved by the city, shall be used. River Heights City reserves the right to reject any proposed building material it feels is not in harmony with this requirement.

Exterior Materials. Any exterior building materials used in connection with the constructions, maintenance or repair of the Revised Project shall be substantially consistent with the [Siding Specifications (Section 074600)] referenced in the Exterior Elevations included with the Revised Plans and Materials. If unforeseen changes are made to the exterior materials used for any Phase or sub- phase of the Revised Project as construction proceeds, prior to selection and installation of exterior materials, the Applicant shall submit for Commission staff review and approval, which approval shall not be unreasonably withheld, additional exterior material information sufficient to allow Commission staff to determine if the proposed alternate materials are consistent with this Section 10.4. Alternate exterior materials found to be consistent with this Section 10.4 may be utilized upon written Commission staff approval, and do not constitute an amendment of this Agreement per Section 8.0 of the Development Agreement Regulations

No metal siding shall be allowed to be used as an exterior material, provided, however, that metal roofs, metal garage doors and metal accents may be used with the express approval of the ARC. Log homes shall be permitted, but to insure design compatibility within the community, construction of a log home shall require express approval of the ARC.
Exterior Materials. Any dwelling constructed on any lot shall have an exterior construction of not less than 85% brick or stone to grade, unless expressly approved otherwise by the Committee due to the type or style of the house. Additionally, all house gables shall be of brick or stone (vinyl or other like product being prohibited). Any siding or covering of a non-masonry nature used in the exterior construction shall be a painted surface or color pigmented vinyl. Any variance must be pre-approved by the Committee.

Exterior Materials a. Exterior Walls: Brick veneer with brick feature strips and gypsum sheathing back-up on light gauge metal framing. All exterior wall insulations shall conform to a Thermal Resistance Rating (R-Value) of 19.

The aluminum framing members will have a polished anodized finish on the exterior and a painted finish on the interior.
