Common use of ENTRY BY LESSOR Clause in Contracts

ENTRY BY LESSOR. Lessee shall permit Lessor and its agents to enter into and upon said Premises at all reasonable times (with at least twenty-four (24) hours prior notice except if an emergency) using the minimum amount of interference and inconvenience to Lessee and Lessee's business, subject to any security regulations of Lessee, for the purpose of inspecting the same or for the purpose of maintaining the building in which said Premises are situated, or for the purpose of making repairs, alterations or additions to any other portion of said building, including the erection and maintenance of such scaffolding, canopies, fences and props as may be required, without any rebate of Rent and without any liability to Lessee for any loss of occupation or quiet enjoyment of the Premises; and shall permit Lessor and his agents, at any time within ninety (90) days prior to the end of the Lease Term, to place upon said Premises any usual or ordinary "For Sale" or "For Lease" signs and exhibit the Premises to prospective tenants at reasonable hours.

Lessee shall permit Lessor and its agents to enter into and upon said Premises at all reasonable times (with at least twenty-four (24) within business hours prior notice except if an emergency) and provided Lessor is escorted by a Lessee employee using the minimum amount of interference and inconvenience to Lessee and Lessee's business, subject to any security regulations of Lessee, for the purpose of inspecting the same or for the purpose of maintaining the building in which said Premises are situated, or for the purpose of making repairs, alterations or additions to any other portion of said building, including the erection and maintenance of such scaffolding, canopies, fences and props as may be required, without any rebate of Rent and without any liability to Lessee for any loss of occupation or quiet enjoyment of the Premises; and shall permit Lessor and his agents, at any time within ninety (90) days prior to the end of the Lease Term, to place upon said Premises any usual or ordinary "For Sale" or "For Lease" signs and exhibit the Premises to prospective tenants at reasonable hours.

Notwithstanding the foregoing, Lessee shall have the right to have an employee of Lessee accompany Lessor or its representatives upon their entry into the Premises, except in the case of an emergency, when no Lessee escort shall be required.

ENTRY BY LESSOR. Lessee shall permit Lessor and its agents to enter into and upon said Premises at all reasonable times (with at least twenty-four (24) subject to 24 hours prior advance written notice to Lessee, except if an emergency) in emergency situations in which case no notice required, using the minimum amount of interference and inconvenience to Lessee and Lessee's business, subject to any security regulations of Lessee, for the purpose of inspecting the same or for the purpose of maintaining the building in which said Premises are situated, or for the purpose of making repairs, alterations or additions to any other portion of said building, including the erection and maintenance of such scaffolding, canopies, fences and props as may be required, without any rebate of Rent and without any liability to Lessee for any loss of occupation or quiet enjoyment of the Premises; and shall permit Lessor and his agents, at any time within ninety (90) days prior to the end of the Lease Term, to place upon said Premises any usual or ordinary "For Sale" or "For Lease" signs and exhibit the Premises to prospective tenants at reasonable hours. Notice for entry under this Section 18 can be made telephonically to Lessee's designated representative at the Premises.

Lessee shall permit Lessor and its agents to enter into and upon said Premises at all reasonable times (with at least twenty-four (24) 24 hours prior notice except if an emergency) using of entry, excepting for emergencies, and Lessor agrees to use the minimum amount of interference and inconvenience to Lessee and Lessee's ’s business, subject also to any security regulations of Lessee, for the purpose of inspecting the same or for the purpose of maintaining the building in which said Premises are situated, or for the purpose of making repairs, alterations or additions to any other portion of said building, including the erection and maintenance of such scaffolding, canopies, fences and props as may be required, without any rebate of Rent and without any liability to Lessee for any loss of occupation or quiet enjoyment of the Premises; and shall subject to the foregoing, permit Lessor and his agents, at any time within ninety (90) days prior to the end of the Lease Term, to place upon said Premises (but only in common areas) any usual or ordinary "“For Sale" ” or "“For Lease" ” signs and exhibit the Premises to prospective tenants at reasonable hours.

ENTRY BY LESSOR. 24. Lessee shall permit Lessor and its agents to enter into and upon said the Premises at all reasonable times times, and with not less than 24 hours advance notice given verbally or via email (with at least twenty-four (24) hours prior confirmation of receipt), except in cases of emergency when no notice except if an emergency) using the minimum amount of interference and inconvenience to Lessee and Lessee's business, subject to any security regulations of Lesseeshall be required, for the purpose of inspecting the same or for the purpose of maintaining any portion of the building in which said Premises are situatedBuilding or the Premises, or for the purpose of making repairs, alterations or additions to any other portion of said buildingthe Building or the Premises, including the erection and maintenance of such scaffolding, canopies, fences and props as may be required, required without any rebate of Rent rent and without any liability to Lessee for any loss of occupation or quiet enjoyment of the PremisesPremises thereby occasioned, provided that in exercising such entry rights, Lessor shall endeavor to minimize, to the extent reasonably practicable, any interference with Lessee’s business; and shall permit Lessor and his agentsagents to place upon the Premises any usual or ordinary “For Sale” sign or, at any time within ninety one hundred twenty (90120) days prior to the end expiration of the Lease Termthis Lease, to place upon said the Premises any usual or ordinary "For Sale" or "“For Lease" signs ” sign and exhibit the Premises to prospective tenants lessees at reasonable hours.

Lessee shall permit Lessor and its agents to enter into and upon said Premises at all reasonable times (with during business hours upon at least twenty-four (24) 48 hours prior notice (except if in the event of an emergencyemergency in which case no prior notice shall be required) using the minimum amount of interference and inconvenience to Lessee and Lessee's ’s business, subject to any security regulations of Lessee, for the purpose of inspecting the same or for the purpose of maintaining the building in which said Premises are situated, or for the purpose of making repairs, alterations or additions to any other portion of said building, including the erection and maintenance of such scaffolding, canopies, fences and props as may be required, without any rebate of Rent and without any liability to Lessee for any loss of occupation or quiet enjoyment of the Premises; and shall permit Lessor and his agents, at any time within ninety (90) days prior to the end of the Lease Term, to place upon said Premises any usual or ordinary "“For Sale" ” or "“For Lease" ” signs and exhibit the Premises to prospective tenants at reasonable hours.
