Compliance with Governmental Requirements and Rules and Regulations. Tenant shall comply with all Governmental Requirements and Restrictions relating to its use, occupancy and operation of the Premises and shall observe such reasonable rules and regulations as may be adopted and published by Landlord from time to time for the safety, care and cleanliness of the Premises and the Building, and for the preservation of good order in the Building and for the administration and management of the Building. Current Rules and Regulations are attached to this Lease as Exhibit E.

Compliance with Governmental Requirements and Rules and Regulations. Tenant shall comply with all Governmental Requirements relating to its specific use, occupancy and operation of the Premises and shall observe such reasonable and non-discriminatory rules and regulations as may be adopted and published by Landlord from time to time. Current Rules and Regulations are attached to this Lease as Exhibit D. “Governmental Requirements” are any and all statutes, ordinances, codes, laws, rules, regulations, orders and directives of any Governmental Agency as now or later amended, promulgated or issued and all current or future final orders, judgments or decrees of any court with jurisdiction interpreting or enforcing any of the foregoing. A “Governmental Agency” is the United States of America, the state in which the Land is located, any county, city, district, municipality or other governmental subdivision, court or agency or quasi-governmental agency with jurisdiction and any board, agency or authority associated with any such governmental entity.
Compliance with Governmental Requirements and Rules and Regulations. Landlord shall deliver the Premises in compliance with all applicable Governmental Requirements. From and after the Commencement Date, Tenant shall comply with all Governmental Requirements relating to its use, occupancy and operation of the Premises and shall observe such reasonable rules and regulations as may be adopted and published by Landlord from time to time for the safety, care and cleanliness of the Premises and the Building, and for the preservation of good order in the Building, including the Rules and Regulations attached to this Lease as Exhibit D. If any provision of the Rules and Regulations conflicts with any provision of the Lease, the terms of the Lease shall prevail. Landlord agrees that it shall not enforce any of the Rules and Regulations in a discriminatory manner against Tenant.

Notwithstanding the foregoing, Tenant shall not be responsible for compliance with any Governmental Requirements and Restrictions (except for Tenant's Pro Rata Share of Operating Expenses) requiring (i) structural repairs or modifications to the Building (ii) repairs or modifications to the utility or Building service equipment located outside of and not exclusively serving the Premises or (iii) installation of new Building service equipment, such as fire detection or suppression equipment, unless any of such repairs, modifications, or installations referred to in the foregoing clauses (i), (ii) and/or (iii) are required (a) due to Tenant's work, alterations, or repairs in the Premises or Tenant's particular manner of use of the Premises (as opposed to office use, generally), or (b) due to the act or negligence of any of the Tenant or Tenant's Agents.
Compliance with Governmental Requirements and Rules and Regulations. Tenant shall comply with all Governmental Requirements relating to the Premises (including, without limitation, Tenant’s use, occupancy and operation thereof), and/or the use of the Building by Tenant and/or Tenant’s Agents, and all other covenants, conditions and restrictions and other matters of record; provided, however, Tenant shall not be required to make any structural alterations or structural modifications to the Premises, or alterations or modifications to the areas outside of the Premises, unless the same are triggered by Tenant’s particular manner of use of the Premises for other than general office purposes or improvements or equipment installed or constructed in the Premises by or for the benefit of Tenant; provided, further, if Landlord desires to create any covenants, conditions and restrictions or other matters of record and/or modify any existing covenants, conditions and restrictions or other matters of record in a manner that materially and adversely interferes with Tenant’s use of the Premises for the Permitted Uses hereunder, materially and unreasonably interferes with Tenant’s access to the Premises or Tenant’s parking rights, or Tenant’s right hereunder, or materially increases Operating Costs or other amounts payable by Tenant under this Lease (all of which shall be determined on an objective basis), then Landlord shall obtain Tenant’s prior written consent, which may be given or withheld in Tenant’s reasonable discretion and which shall be granted or denied by Tenant within twenty (20) days following Landlord’s delivery of such request to Tenant. Tenant shall observe such reasonable non-discriminatory rules and regulations as may be adopted and published by Landlord from time to time for the safety, care and cleanliness of the Premises and the Building, and for the preservation of good order in the Building, including the rules and regulations attached to this Lease as Exhibit D, so long as such rules and regulations do not unreasonably interfere with Tenant’s Permitted Uses, the rights granted Tenant hereunder or access to the Premises, Building or Project parking areas. Notwithstanding anything to the contrary contained in this Lease, Landlord agrees that, except as may be required by law, the rules and regulations for the Project shall not be (i) modified or enforced in any way by Landlord so as to unreasonably and materially interfere with Tenant’s Permitted Uses of the Premises or Tenant’s access to the Premises, Building or P...

Compliance with Governmental Requirements and Rules and Regulations. Tenant shall comply with all Governmental Requirements relating to its use, occupancy and operation of the Premises and shall observe such reasonable rules and regulations of general application as may be adopted and published by Landlord from time to time for the safety, care and cleanliness of the Premises, the Building and the Land, and for the preservation of good order in the Building, including the Rules and Regulations attached to this Lease as Exhibit E. However, in case of any conflict or inconsistency between the provisions of this Lease and any of the Rules and Regulations, the provisions of this Lease shall control. Notwithstanding the foregoing, during construction of the Tenant Improvements, the following Rules listed on Exhibit E shall be temporarily suspended, and Tenant’s performance of these three obligations shall be governed instead by the Plans and Specifications and by the reasonable requirements imposed by Landlord’s construction manager: first sentence of Rule 3, solely as it relates to obstructions of the west wing of the Building, 18, 22, third sentence of Rule 29 (relating to overnight parking of vehicles) and 31.
Compliance with Governmental Requirements and Rules and Regulations. Tenant shall comply with all Governmental Requirements and Restrictions relating to its use, occupancy and operation of the Premises and shall observe such reasonable rules and regulations as may be adopted and published by Landlord from time to time for the safety, care and cleanliness of the Premises and the Building, and for the preservation of good order in the Building and for the administration and management of the Building, provided that such rules and regulations shall not be binding on Tenant unless Tenant receives at least thirty (30) days prior notice of same. If any rule or regulation conflicts with or is inconsistent with any provision of this Lease, the Lease provision shall govern and control. Landlord will enforce the Rules and Regulations against all tenants in the building in a non-discriminatory manner.
